THE STORY
I’ve had a personal interest in real estate for as long as I can remember — the way a well-chosen property can build wealth quietly over time, the way smart financial decisions compound across a portfolio, the way real estate rewards people who understand their numbers and punishes those who don’t.
That interest drew me toward real estate naturally over the course of my career. I started in public accounting in 2006, working in commercial real estate audit and tax. The work was technical — reviewing financials on large commercial properties, working through complex tax structures, learning how real estate actually works at the financial level. I didn’t know it at the time, but I was building the foundation for everything that came after.
Over the years, my practice shifted from commercial work toward individual real estate investors — the people actually building portfolios, not just the institutions that owned them. That work increasingly centered on short-term rental operators: owners running real businesses, navigating a tax code that most CPAs have never encountered.
Somewhere along the way I realized something: I genuinely enjoyed the people in this space. Short-term rental operators are a specific kind of person. They’re entrepreneurial. They’re action oriented. They’re building something real, and they care deeply about getting it right.
Over nearly twenty years of reviewing their books and returns — and sitting across the table when the tax bill arrives, I’ve learned exactly where the money gets lost and where it gets saved.
WHY THIS EXISTS
The problem I kept seeing.
Most short-term rental owners are genuinely good at the acquisition side of their business. They know how to find deals, evaluate markets, negotiate purchases, and manage properties. What they consistently don’t have is a solid financial foundation underneath all of it.
Wrong entity structure. Bookkeeping that amounts to a folder of receipts. Tax strategies they’ve never heard of. Financial statements they can’t read. Deal analysis built on optimistic projections from a listing agent rather than real numbers.
This isn’t a character flaw. It’s a gap in what’s available. The real estate education world has done an excellent job teaching people how to find and operate properties. It has done almost nothing to teach the financial side at any real depth. And the investors paying the price are the ones who followed incomplete advice — or no advice at all.
The resources that exist are either too generic to be useful (designed for any small business, not a short-term rental operator), too shallow to actually help, or written by someone who has never worked inside an STR or a flipping business at the tax return level.

It covers the four areas that decide whether a rental actually makes money: tax strategy, bookkeeping and financial reporting, entity structure, and deal analysis — applied specifically to how STR operators earn and where they get hurt financially.
The blog covers the same terrain in article form: in-depth, STR-specific, written by a CPA rather than a content marketer. Every article is designed to be genuinely useful — the kind of answer you’d get from sitting down with a CPA who actually knows your business, not a generic overview written to rank for a keyword.
The goal is simple: give short-term rental operators the financial education they need to build their businesses the right way — without requiring them to hire a CPA for every question.
The STR Financial Bible is the first volume in a long-term series of CPA-designed financial reference manuals for real estate operators. Builder’s Finance Co focuses initially on short-term rental operations and will expand the curriculum as subsequent volumes are completed.
